The A,B,C's of Buying a Home!

Most buyers think the home search starts with browsing listings. Mine doesn’t. Before we ever tour a single house together, we go through a two-step process โ€” built specifically so that by the time we walk into a home, you’re doing it efficient, empowered, and educated, not guessing your way through it.

Myth: The home buying process starts with touring houses.

Truth: My process starts two calls earlier. By the time we tour anything, you already know your real number โ€” not your bank’s ceiling โ€” and your search criteria is fully dialed in.


This is one of the most important parts of how I work with every buyer, and none of it happens with a lockbox in sight. Not because the numbers are complicated โ€” they’re not, once they’re broken down โ€” but because walking into a home without understanding them is how buyers either talk themselves out of a great house over a number that barely moves their payment, or talk themselves into a house that quietly stretches them thinner than they realized.

My 2-Step Buyer Process, Before We Ever Tour a Home

I split this into two distinct calls on purpose, because trying to cover everything at once means something important gets rushed โ€” usually the numbers.

Step 1: The V.I.P. Call. This is where we get the full picture โ€” your goals, your timeline, your must-haves, and your lifestyle โ€” and just as importantly, where I walk you through how the LA homebuying process actually works, so you’re not learning the mechanics for the first time in the middle of a transaction. Part of this step is also connecting you with a lender and getting you pre-approved, so we’re working from a real, verified number instead of a guess.

Step 2: The Numbers Call. This is where we come back together and translate that pre-approval into something you can actually feel โ€” your cash-to-close and your monthly PITI โ€” and land on your real comfort zone, not just your bank’s ceiling. Once that number is locked, we go back through everything from Step 1 โ€” bed/bath count, must-have features, amenities, neighborhoods โ€” and finalize it against your actual number. By the end of that call, your criteria and your budget are both dialed in, which is exactly what makes our first outing together efficient instead of a fishing expedition.

Why Your Pre-Approval Number Isn’t Your Budget

Lenders approve you based on what you qualify for โ€” income, debts, assets, credit. That’s a ceiling based on risk tolerance from a bank’s perspective, not a reflection of what you, personally, want your monthly life to look like. It’s genuinely common for buyers to get pre-approved for noticeably more than they actually want to spend.

A good lender will walk you through this. But it’s also part of my process specifically to slow that down with you, separate from the lender conversation, so you’re shopping based on your number, not the bank’s ceiling.

The Two Numbers That Actually Matter: Cash to Close and Monthly PITI

Everything else is detail. These are the two numbers I want every buyer to actually feel, not just glance at on a pre-approval letter.

Cash to close is the total amount you’ll need to bring to the table โ€” your down payment plus closing costs (lender fees, title and escrow charges, prepaid interest and taxes, and a handful of smaller line items). This is the number that determines what’s actually in your bank account the day escrow closes.

Monthly PITI is your full monthly housing payment: Principal, Interest, Taxes, and Insurance. If you’re buying a condo or in an HOA, add the dues on top โ€” sometimes shorthanded as PITIA. This is the number that hits your life every single month, not just on closing day.

Most buyers fixate on the purchase price. I want you fixated on these two numbers instead, because they’re what you’ll actually experience.

Translating Price Into Payment: What $10K (or $20K) Really Costs You

Here’s where it gets genuinely useful. A $10,000 difference in purchase price sounds significant in the moment โ€” especially mid-negotiation, when emotions are running hot. But once that $10,000 is rolled into a 30-year loan, in a typical rate environment it usually works out to somewhere around an extra $60 a month. Double it to $20,000, and you’re usually looking at somewhere around $120 a month. (The exact number moves with interest rates at the time, so this is a rule of thumb, not gospel โ€” but it’s a useful one, and your lender can give you the precise figure for your specific rate in about thirty seconds.)

That reframe changes everything about how a negotiation feels. $10,000 sounds like a lot of money sitting in an offer. $60 a month sounds like one extra dinner out. Once you know which one you’re actually deciding on, the decision gets a lot easier to make clearly instead of emotionally.

Why This Matters When You’re Negotiating

This is exactly the math I want running in your head when we’re deciding whether to counter, hold firm, or walk away. If a seller comes back $20,000 higher than where we wanted to land, the real question isn’t “is this house worth $20,000 more?” โ€” it’s “is this house worth $120 more a month?” Those are very different questions, and the second one is almost always easier to answer honestly.

Sometimes the answer is still no โ€” and that’s a completely legitimate outcome. But I want you saying no (or yes) based on what the number actually means to your life, not based on the sticker shock of seeing an extra zero in a counteroffer.

Why This Order Matters

This is exactly why the Numbers Call happens before the first outing, not after. By the time we’re walking through houses together, you already know what $1,000,000 means in real terms โ€” cash to close, monthly PITI, and what your flexibility actually looks like above and below that number. That way, when you fall in love with a home, you’re making the decision with a clear head, not figuring out the math for the first time under pressure during a counteroffer deadline.

What You Can Do

If you’re working with an agent who jumps straight to touring homes without ever sitting down to translate your pre-approval into cash-to-close and monthly PITI, ask for that conversation before you go any further. Get comfortable with what an extra $10K or $20K really costs you in monthly terms, and make sure your search criteria is locked in alongside your number โ€” not figured out on the fly. Once those two things are real to you instead of abstract, your first outing becomes the most efficient one, not the first of many scattered ones.
