Why RERs Are My Biggest Business Booster

In that episode, I shared one of the biggest drivers of my success.

It’s not flashy marketing.
It’s not aggressive prospecting.
It’s not chasing transactions.

It’s Real Estate Reviews.

RERs have been one of the single greatest components of my business growth because they position you exactly where you want to be:

✔️ As a professional
✔️ As a proactive advisor
✔️ As someone who leads with value
✔️ As someone clients trust long before they’re ready to move

And here’s the best part…

They are genuinely valuable to a homeowner.

This isn’t a gimmick.
It’s service.


🏡 What Is a Real Estate Review?

A Real Estate Review is a snapshot of a homeowner’s property and market position at that moment in time.

It’s not a sales pitch.
It’s not a “So… are you thinking about selling?”

It’s more like an annual checkup — just like visiting your financial advisor or doctor. A little proactive attention to your largest asset can save time, money, and future headaches.

I actually set this expectation during my buyer consultation.

I tell clients:

“One of the things that separates me from other agents is that I don’t disappear after closing. I’ll do an annual Real Estate Review for you — ideally around your home anniversary — so we can celebrate and evaluate your investment.”

It becomes something to look forward to.

A yearly check-in.
A yearly celebration.
A yearly strategy reset.

And here’s something important:

Real Estate Reviews can be as short as 2–3 pages or as extensive as mine, which often run 30–40 pages.

The goal isn’t length.

The goal is knowing your client.

Some homeowners want a quick snapshot.
Others love deep data.

The magic is tailoring the review to what they would prefer.


🚫 What a Real Estate Review Is NOT

This is where many agents get tripped up.

A Real Estate Review is:

✔️ A snapshot
✔️ A relationship builder
✔️ A value-add
✔️ A goodwill strategy

It is NOT:

❌ A full CMA
❌ A Broker Price Opinion
❌ A disguised listing presentation
❌ A pressure conversation

The goal is simple:

Keep clients informed about their home and the market — even if they’re not planning to sell.

When you remove agenda, you build trust.

And trust compounds.


📦 What Mine Includes (Behind the Scenes)

Here’s how I build my Real Estate Reviews.

I use Focus First Software, which works directly with my MLS data to pull real, hyper-local activity for the immediate pocket around their home. This isn’t generic data — it’s actual sales and trends in their half-mile radius.

Then I layer in:

RPR for interesting demographic insights and neighborhood statistics at the zip code level
• Expanded MLS data for the broader Los Angeles County market
• The latest FHFA national appreciation data to show how the property fits into wider economic trends

So we move from:

🏡 Micro (their immediate neighborhood)
➡️ 📍 Zip code insights
➡️ 🌆 County-level trends
➡️ 🇺🇸 National appreciation trends

That layered approach creates perspective.

And perspective creates confidence.

On top of that, I typically include:

• Public record snapshot (so they can verify accuracy)
• Recent sales + active listings side-by-side
• Estimated value range or positioning
• Rental trends (when relevant)
• Rehab / renovation resources
• Ongoing homeownership support (tax appeals, HELOC options, trust transfers, etc.)

It’s structured.
It’s professional.
And it reinforces that I’m thinking about their investment — even when they’re not.


🛠 How to Start (It’s Easier Than You Think)

If you’re an agent reading this thinking:

“This sounds great, but where do I even begin?”

Start simple.

Pull an RPR on one past client.

That’s it.

You don’t need a 40-page masterpiece on day one.

You need momentum.

3️⃣ Service — Proactive updates make people feel remembered and cared for.

When you show up consistently with insight — not urgency — you become the obvious choice when they are ready.

You stay in relationship instead of in transaction mode.

That’s the shift.

And it’s been one of the biggest business boosters in my career.
